What Is a Structural Inspection?

A structural inspection is a professional assessment of part or all of a building's structure to identify issues such as cracks, movement, or signs of structural failure. We assess the severity of the problem, likely causes, and whether remedial work is needed.

All inspections are carried out by ICE-Chartered Engineers and include a site visit, written report, and photographs.

SSI vs GSI: Which Do You Need?

Specific Structural Inspection (SSI) — from £480. A focused assessment of one concern, such as a crack in a wall, a leaning or bulging wall, a sagging roof area, or movement around windows and doors.

General Structural Inspection (GSI) — from £585. A comprehensive review of the entire structure, including external and internal walls, roof structure, floors and foundations. Ideal when buying or selling a property.

Common Scenarios We Handle

  • Mortgage on hold — surveyor raised a structural concern and the lender needs a Chartered Engineer's report before releasing funds
  • Cracks in walls — need to know if they're cosmetic settlement or active structural movement
  • Selling a property — buyer's survey flagged a structural issue and the sale is now at risk
  • Insurance claims — need an independent report confirming the cause of structural damage
  • Wall removed without approval — solicitor has identified unauthorised structural alterations during conveyancing
  • Buying a fixer-upper — need to understand hidden structural costs before committing

Frequently Asked Questions

Will your report be accepted by my mortgage lender?
Yes. All reports are prepared by ICE-Chartered Engineers and are accepted by all major UK mortgage lenders including HSBC, Barclays, Halifax, Nationwide, and Santander.
How quickly can you visit?
We typically visit within a few working days. The written report is delivered 2 to 5 working days after the site visit.
What's the difference between your inspection and a RICS building survey?
A RICS survey provides a broad overview of property condition. Our structural inspection goes deeper into the building's structure — foundations, load-bearing walls, and roof structure — providing the specialist diagnosis that lenders and insurers require.
