Common questions

Frequently asked questions

A surveyor flagged a crack and my mortgage is on hold. Can you help?
Yes — this is one of the most common reasons people call us. A standard RICS survey identifies symptoms, but our focused structural report diagnoses the cause. Because our engineers are chartered, the report is regularly used for lender, solicitor and insurance questions and can help move a delayed purchase forward.
Do I really need a structural engineer to remove a wall?
Yes — but don't worry, it's a straightforward process. Your builder needs professional calculations before they can start, and Building Control needs them to sign off the work. We handle all of that for you in one fixed-price pack.
How much will it cost? I'm worried about open-ended fees.
We offer transparent, fixed-price packages from £285. Non-Load-Bearing Wall Checks are £285, Wall Removal Calculations are £450 for one wall / single beam, Specific Structural Inspections start from £480 and General Structural Inspections start from £585. You'll know the price before we start.
How quickly can I get my report?
We aim to visit your property within a few days and deliver your report or calculation pack within 3–7 working days of the visit. We know time is critical for many of our customers, especially if a house sale is involved.
Are my cracks dangerous?
Visible cracks are often caused by natural settlement or seasonal movement rather than active subsidence. Cracks wider than 1mm or that are diagonal, stepped through brickwork, or widening should be investigated. Our engineers use professional gauges to determine whether a crack is historic or progressive.
