  • Number of walls or elements — additional structural elements in the same project are +£96 each
  • Location — a small Zone C travel surcharge (+£96) applies to some inspection visits at the edge of our coverage area — always confirmed in your quote
  • Complexity — unusual structural situations may require a custom quote, which we provide free of charge after a brief consultation

A RICS Level 2 (HomeBuyer) survey typically costs £400–£600. A RICS Level 3 (Building Survey) costs £600–£1,500. Neither is carried out by a structural engineer, and neither provides structural calculations. If a surveyor flags a structural concern, they will refer you to a structural engineer for a specialist opinion. Our focused structural report (SSI) starts from £480 and provides a clear, chartered engineer diagnosis — the kind of report that mortgage lenders and solicitors actually need.

Do I need a structural engineer or a surveyor?

If you want to remove a wall, you need a structural engineer — not a surveyor. If a surveyor has flagged structural concerns in a property report, you need a structural engineer to investigate further. If you want a general condition report on a property, a RICS surveyor is usually more appropriate. Not sure?
