What Affects the Cost?
For most residential projects, our fixed-price packages apply directly. The main factors that can affect pricing are:
- Number of walls or elements — additional structural elements in the same project are +£96 each
- Location — a small Zone C travel surcharge (+£96) applies to some inspection visits at the edge of our coverage area — always confirmed in your quote
- Complexity — unusual structural situations may require a custom quote, which we provide free of charge after a brief consultation

How much does a structural inspection cost in 2026?
A focused structural inspection (SSI) for a single concern — for example a crack, a bowing wall, a leaning chimney or one specific surveyor flag — costs £480 + VAT. A full house structural inspection (GSI), which covers all main structural elements (walls, roof, floors, foundations), costs £585 + VAT. Both prices include the site visit, written report with photos, and follow-up clarification on any technical points. There are no call-out charges and no per-mile travel fees inside our standard coverage area.
Why is a structural inspection cheaper than a full RICS survey?
A RICS Level 2 (HomeBuyer) survey costs £400–£600 and a Level 3 (Building Survey) costs £600–£1,500. These cover overall property condition — damp, services, finishes, drainage and structural elements — but at a general level. A structural inspection from a chartered structural engineer is narrower (it focuses only on the structure), faster to produce and signed off by the qualification mortgage lenders and Building Control specifically expect to see for structural concerns. If you only need a structural opinion — not a full property condition report — paying for a full RICS survey is overkill.
Does the inspection cost include a written report?
Yes. Both the SSI (£480) and GSI (£585) include the full written report — typically 8–15 pages — with annotated photos, a clear diagnosis, an opinion on whether action is required, and recommended next steps if it is. The report is signed by a chartered structural engineer (CEng MICE) and is suitable for sharing with mortgage lenders, solicitors, insurers and Building Control. You will not be charged extra for the report itself.
Are there any extra costs I should know about?
For most jobs the only optional extra is a Zone C travel surcharge (+£96) which applies to a small number of postcodes at the very edge of our coverage area. This is always confirmed in your quote before you book — never added afterwards. If your situation turns out to need follow-up calculations or further investigation work (for example, a borehole survey for suspected subsidence), we will quote that separately and only proceed with your written agreement.
How long does the inspection take?
The site visit itself is typically 60–90 minutes. The written report is delivered electronically within 3–7 working days after the visit. If you have a mortgage offer deadline or a sale completion date, tell us at the time of booking and we will prioritise turnaround.
Can I get a structural inspection for free or much cheaper elsewhere?
Some firms offer £200–£300 inspections, but these are usually verbal opinions or very short letters without calculations or annotated photos — and often not signed by a chartered engineer. Mortgage lenders, solicitors and Building Control typically reject these. Our fixed price reflects the cost of a properly chartered, written and insured report that does the job first time. We would rather quote you fairly than have you pay twice.
