For most residential projects, our fixed-price packages apply directly. The main factors that can affect pricing are:
- Number of walls or elements — additional structural elements in the same project are +£96 each
- Location — a small Zone C travel surcharge (+£96) applies to some inspection visits at the edge of our coverage area — always confirmed in your quote
- Complexity — unusual structural situations may require a custom quote, which we provide free of charge after a brief consultation

Structural survey vs structural inspection — which do you need?
Most homeowners use the words interchangeably, but the key question is who is signing the report. A 'structural survey' is sometimes a RICS Level 3 Building Survey (covers full property condition, ~£600–£1,500) and sometimes a structural engineer's report (focused on structure only, £480–£585). If a mortgage lender, solicitor or insurer has asked for a structural engineer's report — that is the £480 SSI or £585 GSI service. If you want a general condition report on the whole property, a RICS surveyor is usually more appropriate.

- Full house structural engineer report (GSI): £585 — covers all main structural elements

- RICS Level 3 (Building Survey): £600–£1,500 — detailed condition report, still general not structural
- Specialist subsidence investigation: from £750 — usually after insurance involvement

Our fixed price includes a site visit by a chartered structural engineer, photographs of the structural elements inspected, a written report (typically 8–15 pages) with a clear diagnosis and recommended next steps, and follow-up email clarification on any technical points. The report is signed by a chartered engineer (CEng MICE) and is suitable for sharing with lenders, solicitors, insurers and Building Control.
When is a structural survey worth the money?
A structural engineer's report is worth the cost when (a) a buyer or seller has raised a structural concern in a property transaction, (b) a surveyor has flagged a structural item that needs further investigation, (c) you have noticed cracks, movement or unevenness and want a chartered opinion before doing anything, or (d) a mortgage lender or insurer is holding up a transaction pending a structural opinion. Spending £480 to unblock a £200,000+ property transaction is almost always worthwhile.
Can I get a structural survey from any qualified person?
Mortgage lenders, insurers, solicitors and Building Control departments specifically expect a report from a Chartered Structural Engineer (CEng MICE) or Chartered Civil Engineer for structural matters. A general RICS surveyor — even at Level 3 — does not have this qualification. We sign every report ourselves so it satisfies these requirements first time.
